Knock-down Rebuild Duplex Development – Biggera Waters

The Oleander Project is a considered response to compact coastal living — a smart, efficient duplex designed to maximise land value while remaining practical, well-resolved, and build-ready. Located in Biggera Waters, this project was about using every square metre of the block intelligently, balancing affordability with good design fundamentals and long-term functionality.

From the outset, the brief was clear: create a compact builder-range duplex that felt intentional rather than compromised. The design carefully optimises the footprint to enhance usability, privacy, and resale appeal, while maintaining straightforward construction methods suited to a streamlined build. Each dwelling is planned to feel light, open, and efficient, ensuring the spaces work hard without feeling cramped.​​

Prior to design, the Oleander site presented a familiar challenge — a compact block where value would be determined by planning precision rather than scale. The opportunity wasn’t to create something oversized, but to arrange the dwellings in a way that used the land efficiently while remaining practical, buildable, and market-appropriate.

The final design resolves this through clear layouts and disciplined use of space. Each duplex has been planned to support comfortable day-to-day living within a tight footprint, with logical zoning, good natural light, and simple detailing that avoids unnecessary cost. The focus was on creating homes that function well, are easy to build, and appeal to their intended market.​
