Home Renovation Project from $1 to $2 Million – 2025 Master Builders Award


We are proud to announce that Seeka Constructions has been awarded the 2025 Master Builders Gold Coast Housing & Construction Award for “Home Renovation Project from $1 million up to $2 million”. Our winning entry, The Broadwater Project in Runaway Bay, was a true labour of precision, passion, and craftsmanship—qualities that define every Seeka build.


Classic Queenslander Revival with a Modern Twist

At the heart of the Broadwater Project was the restoration and expansion of a heritage Queenslander that was transported in two halves from Ipswich and carefully reassembled on site. Concealing the structural join where the home had been cut in two demanded absolute accuracy in framing, lining, and finishing.

 

Our team meticulously replicated original details—including dado rails, cornices, skirting, and stained glass windows—while also introducing a contemporary extension designed for coastal living. Around one-third of the home’s materials were reused across decks, walls, and floors, ensuring character and history were preserved in every corner.



Challenges That Became Achievements

This project came with technical and logistical challenges rarely seen in modern renovations. Reassembling the home, aligning ceiling heights and roof lines with new extensions, and managing heritage finishes all required patience and innovation.

 

Some highlights for us include:

  • Custom tooling – To preserve the authenticity of the Queenslander, we designed and manufactured a specialised cutting head that could exactly replicate the profile of the home’s original wall boards. This innovation allowed us to reframe, insulate, and run new services behind the walls without losing any of the home’s heritage detail. By matching the boards seamlessly, the restored sections were indistinguishable from the originals, maintaining architectural integrity while discreetly integrating modern structural and energy-efficiency upgrades.


  • Heritage accuracy – The original stained-glass windows were carefully dismantled, restored, and reglazed to preserve their historic charm while ensuring modern functionality. Each pane was cleaned, repaired, and refitted into rebuilt double-hung frames, allowing the home to retain its period character without compromising performance. To complement these heritage features, a tulip motif traced from the home’s existing panelling was custom cut and applied throughout the verandah balustrade. This detail ensured continuity of design, tying the restored elements back to the home’s original craftsmanship and creating a seamless blend between old and new.


  • Complex engineering – The garage addition along the boundary introduced unique structural and planning challenges. The design required compliance with council regulations for boundary setbacks, fire safety, and stormwater management, meaning close coordination with engineers and certifiers was essential. This garage element became a project in itself, demanding precision in planning, approvals, and execution to deliver a seamless result that integrated with the restored Queenslander.


Despite these challenges, the project was delivered on time and to the highest standard, thanks to proactive management and seamless collaboration across trades.



Designed for Liveability - 2025 Master Builders Award

While honouring tradition, the Broadwater Project was also designed for modern liveability. The layout was carefully considered to provide openness and flow, with clear sightlines from the front entry right through to the landscaped backyard. This not only creates a strong visual connection but also ensures the home takes full advantage of cooling southerly breezes, maximising natural ventilation and reducing reliance on mechanical systems.

 

Indoor–outdoor living formed a central part of the design brief. The main living areas open directly onto a Modwood deck, where a fully equipped outdoor kitchen and BBQ extend the home’s entertaining potential. Beyond this, a spa and firepit were integrated into the landscape design, offering year-round lifestyle spaces that balance relaxation with functionality.

 

Sustainability was also a guiding principle. The home operates entirely on solar power, paired with durable, low-maintenance materials suited to the coastal environment. In addition, around 85% of demolition materials were recycled or repurposed, demonstrating a commitment to reducing waste while preserving the character of the original Queenslander.

Innovation with Integrity

True to Seeka Constructions’ ethos, innovation was not just about technology but about respect for craftsmanship. At every stage of the Broadwater Project, we looked for ways to solve complex problems creatively while keeping the home’s character intact.


In the kitchen, an exposed corner brace was deliberately left visible as a design feature — a subtle but intentional marker between the original Queenslander and the new extension. Rather than hiding the join, we chose to celebrate it, turning a structural necessity into a storytelling element.

 

Behind the carport, our team hand-laid paving in a custom pattern, transforming a functional surface into a crafted detail that reflects the individuality of the project. These choices show how small, thoughtful innovations can elevate everyday elements into features that distinguish the build.

 

Innovation on this project was not limited to finishes. It was about merging traditional building techniques with new solutions — from designing custom tools to replicate original wall boards, to adapting heritage details for modern compliance and performance. Every step combined ingenuity with respect for the past.

 

Every detail tells a story — of history preserved, craftsmanship reimagined, and innovation used to create a home that is both timeless and uniquely modern.
